The cost of holding land without a strategy

Land appreciates on paper and depreciates in practice when phasing, permitting and product are left undefined.
A landowner holding an undefined parcel is not holding a neutral asset. They are holding a carrying cost, a planning risk and an opportunity cost that compounds quietly every year.
Definition is what converts land into a transactable position: a permitted envelope, a tested use mix, a phasing logic, and a credible cost and revenue range. Each of those raises the number of counterparties who can act.
We often advise owners to spend a fraction of a percent of land value on definition work before any marketing. It is almost always the highest-return expenditure in the whole cycle.
The alternative is the familiar pattern: a parcel that has been 'for sale for years' at a price nobody disputes and nobody pays.
